Here is alist of information we need to prepare a Commercial Lease Agreement:

  • Tenant details:Company name, registered address
  • Property details: Start date of lease
  • Lease term – number of years
  • Property address
  • Permitted use of property – i.e. what business will be carried out there
  • Annual rental amount per annum (Including GST)
  • Terms details:Bond amount, Terms of renewal (years), Notice period – 30 days, Annual rental increase – yes/no is yes then what % or CPI?
  • Outgoings: Who pays? – Landlord 100% or tenant 100% or Mixture?
  • Mixture: Water rates, Council rates, Land tax, Building maintenance, Public liability insurance, Security, Body corp fees

Making tenant pay all is easier, however you canexclude certain elements
